Abstract: According to Business Insider, Giuliani has put his longtime Manhattan flat up for sale for $6.5 million. The hefty price tag makes us wonder if the 79-year-old is being realistic. So, let's take a peek.

Located on the Upper East Side, next to Central Park and the posh shopping district of Madison Avenue, the landmark building was built in 1906 and features a Gothic-style brick and terracotta façade.

 

This high-floor, high-ceilinged home boasts abundant sunlight. Original details include windows, hardwood floors, wood panelling and leaded glass. The unit is accessed by a semi-private lift.

 

The formal layout includes a living room, den with wood-burning fireplace and dining room that opens to a glass conservatory that can be used as a breakfast room or casual dining room.

The dining room kitchen features a butler's pantry, laundry room and "staff room" with en-suite bathroom.

 

Two bedrooms and two bathrooms combine to form an impressive master suite. There are two additional bedrooms for guests and a shared bathroom.

 

The White Glove Co-op staff includes porters, a resident manager and a 24/7 doorman. Their monthly fee is $10,719.

 

In 2021, the FBI searched the residence while investigating Giuliani's dealings in Ukraine. Giuliani even used the flat to record his podcast last week, according to Business Insider.

Will he get what he wants?

 

The former mayor has owned the condo since 2002, according to the Real Deal.

 

There is currently only one flat for sale in the 33-unit building. That condo, on the lower level, has four bedrooms and is priced at $2.875 million.

 

At 2,200 square feet, it's about $1,300 per square foot. Giuliani's house is on a higher floor and is slightly larger, with 10 rooms and about 2,500 square feet. But does that justify the price difference?

Jenny Lenz of Dolly Lenz Real Estate says, "The building was last sold for $3.7 million for a very similar but much newer and more gorgeous condo." So while the asking price of $6.5 million is definitely steep, perhaps they're looking at the celebrity factor.

 

"While many properties have an additional markup due to the 'celebrity expectation price,' in this case it may have worked against him," says Cara Ameer, a listing agent at Coldwell Banker.

 

Ameer added, "Given Giuliani's legal troubles with former President Trump, this property could create a negative perception."

As Giuliani's legal troubles are well known, the property may be difficult to sell for a high price. There's no doubt that buyers may want to take advantage of the opportunity to take the plunge.

 

In 2019, after Giuliani and Judith Nathan Giuliani split, their two-bedroom condo in Palm Beach, Florida, was listed for sale for $3.3 million. They purchased the condo in 2010 for $1.4 million and renovated it. in 2020, the price dropped to $3 million.

 

Eventually, the condo came off the market, and Giuliani appears to still be the owner. Perhaps he's spending more time in the Sunshine State because his law licence in New York has been revoked, barring him from practising in the city.
