Abstract: A private half-acre island on Lake Winnipesaukee in New Hampshire is coming on the market for $4.2 million. Known as Little Beaver Island, the wooded island in Meredith, N.H., has a main house, guest house and boathouse.

The island accommodates a total of nine people, has beach access, and is close to private walking trails.


Although it may seem like a world away, the island is only a four-minute boat ride from the mainland. There is a mainland dock on the island for easy access by boat.

Listing agent Nicole Watkins says that while it may seem remote, it's actually been home to a who's who of celebrities over the years - Grace Kelly, Clark Gable and a former U.S. president have all spent time here.


The fully furnished home was built in 1900. It is being sold as is with the promise of no new neighbours. Since it was built in the early 1900s, the island has changed hands several times before being purchased in 1953 by Alexander Standish, then owner of neighbouring Big Beaver Island. He then protected the neighbouring land, including 1,200 feet of waterfront shoreline.

"Mr Standish bought Little Beaver Island for his daughter," Watkins said. In order to keep his daughter from having neighbours, he made a generous and visionary move: he turned over about 11 acres of Big Beaver Island to Beaver Management.


Now that all of this public land is managed by local zoning, current residents will always have access to the island's many trails and beaches without worrying about future construction altering the landscape.

In addition to the natural beauty of 360-degree water views and lush blueberry bushes, the cottages themselves embody a certain old-world charm.


What makes the house unique is its simple, rustic design that cannot be replicated in a modern home," Watkins says. The wrap-around porch not only helps to keep the interior cool, but it's also a great place to sit and enjoy the mountain views."

Several modern upgrades have been made recently, including refinishing the kitchen cabinets, laying new hardwood floors and painting the walls. But the house has lost none of its historic charm.


Watkins notes that when people move to the area, they often have to realign their priorities.


When I sell a property here, it's not uncommon for one or more buyers to start making inquiries about what they're doing to spend more time here, she says.
