Abstract: We're always amazed at how much comfort and character can be found in a home for less than $100,000.

We're not talking about flats or suites here. We're referring to detached homes with yards, porches, garages, and easy access to local schools, shops, restaurants, and other services - all the things you dream of when you envision your own home.

We've found five lovely options, ranging from super small to surprisingly large (with five bedrooms). Of course, a few of them need a little or a lot of TLC. But at these prices, you can certainly afford to fix them up.

They may not be in America's largest metropolitan areas, but these cheap homes in small towns mean you don't have to worry about super-sized mortgage payments.

Take a look at these tiny homes, all priced under $100,000

723 Arnold Ave, Greenville, MS

Price: $99,800

Blue Beauty: this is probably the lowest priced cute little cottage you'll ever see. It's been completely renovated inside and out, but still retains original features like a cozy brick fireplace and a decorative built-in alcove for your favourite knick-knacks or a sleeping cat.

The home is 1,347 square feet with three bedrooms and one bathroom. It sits on a 9,065 sq. ft. lot with lush greenery. It boasts a new roof, a new central heating and air conditioning system, and an elegantly designed new kitchen with grey Shaker cabinets and a new cooker.

The home has been on the market for almost three months and was recently reduced from $102,800. This is a great opportunity for someone who wants to live near scenic Lake Ferguson and the Mississippi River.

1223 Short Street, Port Huron, Michigan

Price: $89,999.

GOOD BONES: Don't look like a mess inside. Just because the tenants of this 1950-built cottage look pretty scruffy in the listing photos and the interior paint is eclectic, that doesn't mean this 1,139-square-foot home doesn't have selling points.

Its exterior could use a little paint and updating, for example, but its front porch is still very charming. There is a large garage through the back alley, and the storage shed complements the exterior.

The interior features vintage details like hardwood floors (in need of sanding) and French doors, as well as a kitchen with an island and a laundry room, which isn't uncommon in a home of this size. There are three bedrooms and one bathroom.

It's conveniently located just minutes from downtown Port Huron, where you can enjoy the River Walk and the restaurants and shops.

1012 5th St, Pawnee City, NE

Price: $85,000

Size Matters: okay, this home still needs some renovations. Still, at 2,638 square feet and built on a half-acre lot, this five-bedroom, two-bath home is worth every penny.

The home was built in 1910 and is in surprisingly good condition. It boasts some original doors, woodwork, stained glass and lighting. Unusual amenities include a walk-in linen wardrobe, a second-floor laundry room and an unfinished basement with plenty of storage.

The home has two porches and a two-car garage with storage. An abundance of mature trees provide shade in the summer on this lot, which is close to Pawnee City Hospital and other local amenities.

Great place Two stories, two bedrooms, two baths for under $100,000? Get out of this town! Or move into this charming little home.

The 1,150-square-foot home has been freshly painted, with new flooring and carpet throughout, new windows, and updated bathrooms and kitchen.

The ceilings are surprisingly high in this vintage cottage built in 1900. On the ground floor, you'll find a living room with panelled ceilings, a kitchen with a pantry, a half bath, a laundry room and a bonus room. Upstairs are two bedrooms and a bathroom.

The quarter-acre lot is planted with mature trees, there is a small garage with storage, and the front porch can easily accommodate a swing or a few chairs.

5 Adorable Homes You Can Buy for Less Than $100,000

114 Sherman Street, Lincoln, Illinois

Price: $60,000

Small but mighty: At 754 square feet, this home is the smallest and least expensive of the bunch, but it's also the most charming, with its serene front porch surrounded by mature trees and verdant foliage.

Much of it is new, including luxury vinyl plank flooring, stainless steel kitchen appliances, paint and maintenance-free vinyl siding. The home is located in a quaint village with easy access to Peoria and the state capital of Springfield.
