Abstract: A sprawling island retreat in Falmouth, Maine, could be yours for just $7.5 million.

The 10,849-square-foot mansion is located at one end of Clapboard Island. Another home is located at the other end, and the two lots are adjacent to a conservation area.


The island is 22 acres and only a short boat ride from the mainland.


Kristina Keaney, listing agent for Legacy Properties Sotheby's International Realty, said, "The privacy is great."

There are only three lots on the island, one of which is a preserve of about 14-15 acres. I love the secluded feel of the place, but you only have to walk through the mooring area to see the mainland.


The 13-bedroom estate sits on 3,200 feet of waterfront with breathtaking views of Casco Bay.


Keaney says, "It's also stunning inside."

Every detail is breathtaking. For example, there's an arched hallway under the grand staircase that's beautiful. It's very well done and has a coastal New England feel, but it's also warm and classic.


The wood-panelled living room has exposed beamed ceilings, a stone floor-to-ceiling fireplace and arched doorways. Even better, it's freshly painted and turnkey ready.


Keaney says, "I can imagine this house as a multi-generational family gathering place."

There are plenty of great places to gather, but each family can have their own individual space as well. A great gathering place would be the huge dining room, which has a fireplace. The dining room has a Dutch door that leads out to the porch so you can catch the incredible ocean breezes all around.


There are some caveats to this restored home: there's no air conditioning and limited heat.


Keeney notes, "This is a seasonal property, and we think it's best used between April and November."

It would make a great second home for someone looking to spend the winter down south. There's no air conditioning, but a hatch in the attic opens a widow's peak to let in cool breezes.


Some of the upstairs bedrooms are equipped with fireplaces and some have access to private decks.


The property also boasts a three-bedroom guest cottage, barn, boathouse, and playhouse. In addition, the land includes a deep water dock and mainland parking for easy access to and from the island.

Mariners, please note: water transport is only available to you. There is no ferry service to the island, so you will need to travel to and from the mainland by boat or water taxi. Keeney notes that the island is just 10 minutes from Falmouth and about 20 minutes from downtown Portland.


She says, "In my opinion, the next buyer should be a multigenerational person who wants to share a classic coastal home with family and friends."


The place feels like a majestic estate, yet is so comfortable and pleasant.
